The search begins

With a clear understanding of your requirements, we will compile a selection of properties that match your criteria for you to look at. Also, at your request, we can add you to our "mailing list" and instantly alert you as new properties that may interest you become available.

Viewings

Viewings are accompanied, by appointment and conducted during normal business hours, in the evenings or at weekends. We also offer you the luxury of chauffeuring you there and back again. But remember, when at viewing, imagine how you and your family would operate in the property, can this house practically support the needs of your life.

Selecting a property

Once you've identified a suitable property and supplied us with details of referees, references will be applied for and your information will be forwarded to the landlord for acceptance. But if you are struggling to decide, given our experience, we can offer you a new perspective on searching for a house.

Tenancy agreement

Tenancy agreement

Once the landlord confirms that they would like to proceed we will draw up the relevant paperwork, forming an agreement to be signed by both parties.

Inventory

An inventory of the contents and condition of the property is produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.

Rent and deposit

An advance rental payment is required prior to the commencement of the tenancy. A rental deposit is also required. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report.

Landlord Services

We are able to offer a flexible service to suit your needs from Introduction only to Full Management. Please decide the service required and contact us today so that we discuss your needs.

Option 1 - Tenant Finding Service - Contract and References

We believe that the most important aspect of letting your property is the suitability of the tenant. We act in the Landlord's interest, so we are as selective as we can be about tenants. We strive to maximise the income on your property and reduce the potential risks.

We obtain and thoroughly check written references, which include bank, employer, character, and any previous landlord. We prepare full screening to outline any county court judgements through a credit search. We secure an advance rental payment and a six week deposit, before signing contracts.

Tenant Finding Selection:

  • Status enquiries.
  • Taking up references on each tenant.
  • Arranging viewings.
  • Collecting payments of the first account, forwarding money and a statement to you net of our fee.
  • Collecting deposit and passing this to you.

Transfer Arrangements:

  • Guidelines on current legislation affecting landlords.
  • Arranging redirection of mail.

Option 2 - Full Management Service

This service includes all functions outlined under Option 1 plus the following:

Prior to moving in:

  • Supervision of the tenant's signing of the Tenancy Agreement.
  • Transfer of utility accounts.
  • Preparation of detailed inventory (subject to your instruction).
  • Check-in of tenant - explanation of how to operate major appliances and assistance with the inventory.
  • Holding a deposit against damages and non payment of bills held in a separate account.
  • Guidelines on current legislation affecting landlords.
  • Rent collection throughout the tenancy.
  • Regular inspections of the property and written reports.
  • Monthly rental payments with statements.
  • Organisation of repairs and maintenance of the property subject to an agreed expenditure limit.
  • Commissioning and supervision of major repairs to the property (this is sometimes subject to an additional charge).

End of tenancy:

  • Supervision at the end of the tenancy (tenant's utility bills, checking of inventory, deposit deductions and refund of balance).
  • Automatic listing of your property and negotiation of rent where appropriate when current tenancy expires.
  • Recommendation of any additional work required prior to re-letting.
  • Full professional management is by far the best way to ensure your property is maintained to the highest level and returned to you at the end of the term.
